· This is a LIVE auction being conducted on the front steps of the Madison County Courthouse located at 100 North Side Square in Huntsville, AL.
· Auction results are subject to Madison County Circuit Court approval; Case #DV-2020-900785.01.
· Real Estate: A 10% Buyer's Premium will be added to the highest bid price to arrive at the final purchase price.
· A 20% deposit (escrow money) of the total purchase price will be retained auction day with the balance due on or before 30 days or five (5) days following court approval, whichever is later.
· Property will be conveyed by deed description.
· No Broker Participation will be available for this auction.

Real Estate: Auction results are subject to Madison County Circuit Court Approval; Case #DR-2020-900785.01. A 10% Buyer's Premium will be added to the highest bid price to arrive at the total bid price. A non-refundable deposit of 20% (escrow money) of the total purchase price is required auction day. The remaining balance will be due at closing, which will occur within thirty days (30) of auction date or five (5) days following court approval, whichever is later. All closing and settlement fees, including but not limited to surveys, inspections, reports, title insurance, any/all ad valor em taxes due are the Buyer's responsibility.
If for any reason the Buyer fails to make full payment in accordance with the terms above, the Buyer will be liable for the unpaid balance still due and owing, plus interest in the amount of twelve percent (12%) per annum from the auction date and reasonable attorney fees and expenses for collection as a result of said default.
