Announcements & Authority
These terms supersede any prior oral or printed statements and will be attached to and become part of the contract.Contract & Earnest Money
The winning bidder must sign a non-contingent purchase contract and pay the earnest money deposit within 24 hours of the auction’s end.
Earnest money: $20,000 by cashier’s check or bank wire.Closing
The balance of the purchase price is due at closing within 30 days of auction end.Buyer’s Premium
A 6% buyer’s premium will be added to the high bid to determine the final contract price.
Example: $100,000 bid + $6,000 premium = $106,000 purchase price.Conveyance
The property will be sold by legal description and conveyed by warranty deed.Possession
Purchaser will receive possession upon delivery of deed at closing.Closing Costs & Title
Purchaser shall pay all closing costs and title insurance.
Seller will pay their legal fees and guarantees title to be free and clear.Taxes

This auction uses extend-one, extend-all bidding. If a bid is placed on either property within the final 5 minutes, bidding on all properties extends 5 minutes. Extensions continue in 5-minute increments until no bids are placed for 5 minutes.Subject to Existing Conditions
