PROPERTY DIRECTIONS: From Hwy. 62 in White Plains, KY, turn south on Hwy. 813. Go about 3/10 mile and turn left on Hwy 813. Go 1/10 mile and turn right on Hwy. 813. Go 1.2 miles and turn left on Mount Carmel Church Road, and follow about 4.5 miles to Cottonmouth Lodge on right.

PROPERTY INSPECTION: Auction representatives will be on site at the Cottonmouth Lodge (Tract 7) from 10 AM until 5 PM daily from September 28 through Auction Day.

AUCTION LOCATION: The auction will be held on-site at Cottonmouth Lodge.

AUCTION REGISTRATION: To bid at the auction, you must first register and receive a bid number. A bid deposit will be required at registration and will be refunded at the close of the auction, or applied to the earnest money deposit, as appropriate. The bid deposit may be in the form of a certified check made payable to the bidder, or a personal or company check with a bank letter of guarantee. Bid Deposit amounts: Unimproved Tracts- $1,000 per tract; Lodge (Tract 7) - $10,000; Entirety - $25,000.

TERMS: A ten percent (10 %) down payment will be due immediately upon being declared a Buyer of the real estate. The bid deposit will be credited toward the down payment. The balance of the purchase amount will be due at closing within 30 days.

AUCTION FEE: A buyer’s premium of 10% will be added to the successful high bid price to arrive at the total contract price paid by the purchaser.
